Exploring Help to Buy and Shared Ownership schemes

Have you ever heard the words “shared ownership”, or “Help to Buy” but always wondered exactly what people were talking about?

The world of affordable home ownership might seem like a complex one, particularly for first-time buyers, but here at HomeFocus we strive to cut through the jargon and tell you exactly what you need to know.

Thanks to the sky-high prices of homes and houses nationwide, people right across the country are being priced out of the open market, and add that to the extortionate cost of renting, it’s no wonder that people are struggling to get a foot on the property ladder.

However, there are affordable home ownership schemes in place to help you buy your own home - and the key word there is affordable.

All aboard for Herne bay: hyde new homes launch contemporary bayside homes

The Elements

Multi award-winning Housing Association Hyde New Homes launched The Elements – a unique community of two- to four-bedroom homes set at the west end of Herne Bay, available for sale and through the Help to Buy scheme.

Herne Bay gained prominence in the Victorian era as a resort town, home to the world’s first freestanding, purpose-built Clocktower, as well as a bustling promenade and pleasure pier. While the coastal retreat has since evolved into a thriving municipality, the area has maintained its traditional charm, making it a favourite of young families, commuting professionals, and first-time buyers alike.

Help to Buy enables local family to buy their first home at Westvale Park

Crest Nicholson’s Westvale Park development

Eve and Neil Joyce, and their two children, aged six and nine, have recently moved to Crest Nicholson’s Westvale Park development in Horley. Having previously rented in the nearby town of Reigate, the family decided that now was the time to take their first step onto the property ladder to provide more space for the children.

Eve, a childminder, and Neil, a banker, purchased a two-bedroom property at Westvale Park, commenting that:

“We both wanted to own our own property, and were instantly attracted to Westvale Park. It’s really quiet here and is surrounded by open space for the children to play. We have a dog called Frankie too, which we take for walks around the local fields.”

Help to Buy scheme helps first-time buyers own first home at Kilnwood Vale

Help to Buy scheme

Brian & Penny Voget explain that they “hadn’t heard of the Help to Buy scheme” before speaking to Crest Nicholson’s sales advisors. Despite not having owned a home before, the “expert help and advice” from the Crest Nicholson team meant that the Vogets move into their dream home at Kilnwood Vale was a quick and simple process.

With Help to Buy, a 5% deposit at a standard mortgage rate of 75% will see the government supply the final 20% through an equity loan, allowing prospective buyers such as the Vogets to purchase a home which otherwise wouldn’t have been possible.

Harri and Georgie secure first home at Crest Nicholson’s Artisan

First-time buyers

First-time buyers Harri and Georgie had been living down the road from the development for some time, and felt that now was the right time to buy. The couple used the Government’s Help to Buy scheme to buy their new home, meaning that they only needed a 5% deposit to secure their new home. The rest was covered by a 75% mortgage, and a 20% loan from the Government.

Georgie said:

“There are only a few developments in Brighton and Hove that have properties on the Help to Buy scheme, so when we saw Artisan being built we were really interested.”

While drawn to the great location and fantastic quality of the properties, it was the communal rooftop and private balcony that had them sold.
